30/40-Year Building Recertification
Miami-Dade County and Broward County both require qualifying buildings to be recertified once they reach a certain age. Miami-Dade buildings within 3 miles of the coast must be recertified at 30 years; buildings further inland at 40 years. Broward buildings must be recertified at 40 years. After the initial recertification, every qualifying building is re-inspected every 10 years for the remainder of its life.
The recertification requires two sealed reports: a structural inspection signed by a licensed Professional Engineer or architect, and an electrical inspection signed by a licensed electrical contractor or Professional Engineer. Two Sealed Reports
A comprehensive inspection of the building's structural systems performed and sealed by TruView's in-house licensed Professional Engineer. Covers the structural frame, building envelope, concrete and spalling, parking structures, foundation, balconies, walkways, and the roof structure. The sealed report is filed directly with the building official.
A full electrical safety assessment performed and signed by TruView's in-house licensed General Contractor. Covers the main service, distribution panels, branch circuits, grounding and bonding, emergency lighting, and exit signage throughout the building. Issues are documented with photographs and clear remediation guidance.

Two County Programs
The recertification requirement varies slightly between Miami-Dade and Broward. Both programs require structural and electrical inspections sealed by licensed professionals — TruView handles both counties in-house.
Buildings located within 3 miles of the coastline must be recertified at 30 years of age. The change to 30 years (from the original 40) applies to coastal buildings under the post-Surfside reforms. This captures a large portion of Miami Beach, Surfside, Sunny Isles, Aventura, Brickell, Coconut Grove, and Key Biscayne. After the initial recertification, every coastal building is re-inspected every 10 years.
Buildings located further than 3 miles inland from the coast must be recertified at 40 years of age. This captures inland Miami-Dade municipalities such as Doral, Hialeah, Kendall, and Homestead. After the initial recertification, re-inspections are required every 10 years. The structural and electrical scope is the same as the coastal program — only the trigger age is different.
Broward County's Building Safety Inspection Program requires qualifying buildings to be recertified at 40 years of age, with re-inspections every 10 years thereafter. The program is countywide — coastal and inland buildings follow the same 40-year trigger. Each Broward municipality enforces the program through its local building department. TruView coordinates filings with the appropriate municipal office for every Broward recertification we complete.
Both counties take recertification compliance seriously. Buildings that miss their recertification deadline can be cited, fined, and in extreme cases ordered evacuated or closed by the local building official. Board members of non-compliant associations may also face personal liability exposure. Sealed reports are typically delivered within 7–10 business days of the inspection. Larger buildings or buildings requiring extensive access coordination may take longer; we share a project timeline with the quote.
